    BRIDGE AND MEZZANINE FINANCING

    Overview

    With today’s restrictive banking regulatory environment, more sophisticated knowledge and assistance is needed in securing capital. AGP Capital is experienced and adept at funding bridge and mezzanine financing to a wide group of real estate participants, including but not limited to; Developers, Owners and Operators.  Loans can be secured by virtually every type of commercial property and performing or non-performing loans. 

    Bridge Financings

    AGP is active in providing bridge financing secured by a senior lien on the underlying real estate.  Loans range from $500,000 to $10 million and are typically for a term of up to 3 years.

    Bridge Loans

    Loan Size: $500,000 to $20 million 

    Maturity: Up to 3 years 

    Amortization: Deal-specific

    Security: 1st Mortgage Lien

    LTC: Up to 75%

    Lockout: Typically 6 months

    Property Types: All

    Uses: Acquisition, Pre-Development, Construction, Recapitalization, Refinancing, DIP financing, Repurchase of Borrower’s existing debt, Liquidity Management.

    Mezzanine Financing

    AGP provides mezzanine financing collateralized by either a direct lien on the underlying real estate or a lien on the ownership interests in the real estate. Loans range from $500,000 to $10 million and are typically for a term of up to 3 years. AGP financing can be used by owner/operators of real estate (i) to complete new acquisitions or developments; (ii) to recapitalize existing assets; (iii) to repurchase existing debt from current lenders; (iv) to acquire existing performing/non-performing mortgages; (v) to acquire certain equity interests of limited partners in existing partnerships; and (vi) to complete construction on projects which are positioned to produce income within a reasonable period of time.

    Mezzanine Loans

    • Loan Size: $500,000 to $10 million
    • Maturity: Up to 3 years
    • Amortization: Typically not required
    • Security: 100% pledge of ownership and/or 2nd lien
    • LTC: Up to 85%
    • Lockout: Negotiable, typically 6 months
    • Equity Participation: Negotiable
    • Property Types: All

    Uses: Acquisition, Construction, Recapitalization, Refinancing, Repurchase of Borrower's Existing Debt, Liquidity Management, Asset/Liability Management
